Challenge
Charles came to us needing a polished, professional investor deck that could present the P3 structure, revenue model, and projected returns clearly to a broad investor audience - including retail investors who might not be familiar with public-private partnership mechanics or municipal bond financing.
Solution
We built the full investor deck - structuring the narrative from the student housing crisis through the P3 investment strategy, revenue model, Texas A&M relationship, 5-year financial projections, and investor return metrics, incorporating Berkadia and Texas Higher Education Coordinating Board data throughout.
Results
Charles walked into investor conversations with a polished presentation for a Regulation A offering that is now fully live - backed by Morgan Stanley, FINRA compliance through Texture Capital, and weekly investor webinars.

Building the Investor Deck for PRC Equity Fund's $75M Texas Student Housing Raise
PRC Equity Fund is a Texas-based real estate investment fund partnering with Texas public university systems through Public-Private Partnerships (P3) to develop off-campus student housing - addressing a crisis-level shortage projected to exceed 60,000 beds by 2030. Universities sign master lease agreements guaranteeing rent payments for up to 30 years, creating recession-resistant, university-backed cash flows for investors. The fund is SEC-regulated under Regulation A, open to both accredited and non-accredited investors, and backed by a completed proof-of-concept project at Prairie View A&M University - a 120-unit development that achieved 100% occupancy and was placed under a master lease with the Texas A&M University System.
